Fees
All disbursements are inclusive of VAT. No VAT is payable on our costs as we are not VAT registered. Stamp Duty Land Tax is dependent on purchase price and your personal circumstances. Please go to: https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax. to use HMRC's SDLT calculator.
Our price includes all of the legal work needed to buy or sell your home. This includes registration at the Land Registry and, if applicable, arranging payment of Stamp Duty Land Tax and submission of the Stamp Duty Land Tax Return, if the property is in England [Land Transaction Tax if the property is in Wales]. In addition to our price there are fees we pay out to others, called disbursements, e.g. search fees, Land Registry fees etc.
In our first letter to you, we will give you an estimate of our price and the disbursements we can foresee, based on the information you have provided about your transaction. Whilst we avoid any variation from that estimated fee, in unusual circumstances our fee, or basis of charge, may change, for example, if the value of a transaction; the nature of the work; the amount of time, work or skill required; or the timescales in which the work needs to be done, differs significantly from that upon which the estimate was based. We would try our best to inform you as soon as we become aware of any issue that may vary our fee.
